Real Estate Director (RED) began life as part of the Adapt Group of Companies in 2012. Based in South West of the UK, the company was formed to fill a noticeable gap in providing a personal yet professional real estate consultancy offer to occupiers.
Companies who were experts in their own field, be that manufacturing, sports and leisure, retail or anything else, but who did not have a real estate expertise within the business.
The company changed its name to RED due to its independent success within the original group.
The ownership of RED evolved with Patrick Neville and Graham Payne becoming 50:50 shareholders. The goal was simple – to build a scalable business with an identifiable brand and more importantly a reputation for professionalism, honesty and director level engagement.
RED grew to 8 members of staff and a growing and impressive client base.
This year was transformational for RED. Covid hit hard which meant the loss of some clients and inevitably staff numbers. The business was rocked by the death of Graham Payne – YNWA! The good that shone through from this year was the tremendous support from both clients and fellow real estate colleagues
Was a year of transition. A reboot.
The business has never been in better shape. Loyal clients have been the backbone of this company and we are truly grateful for their support. We have been involved in the Padel industry now for 2.5 years (as well as the more traditional property sectors), and this has become a real area of expertise for RED. We are excited about the future in the ever changing landscape of real estate in the UK.

RED provide Smash Padel an excellent and professional end to end service, supporting our growth of padel centres across the UK. RED source sites, provides feasibility analysis, negotiates our leases, manages our planning applications and deliver the developments through to completion. I strongly believe that if a business is to be run successfully you need to find professional advisors who can manage the process of relocation whist allowing the business to run seamlessly. This is what we got with RED. The advised us on the relocation of our business from Cirencester to Swindon, manged he development and planning process, and after we settled in, asset managed the site assisting with lettings refurbishment and green energy projects.
